Sub Floor Ventilation

The subfloor of your home is the area under the floor boards. This area can become damp or wet for a variety of reasons:

 

  • When the air flow is restricted due to the air vents in the brick work being blocked, either by shrubs or structural obstructions
  • When surface water or subterranean water runs under the foundations and is unable to drain away, or
  • When there is insufficient clearance between the floor and the earth.

 

All of these conditions will allow mould mildew to grow and breed, creating the ideal living conditions for termites, rats and mice and other nasties too horrible to think about. In other words, your subfloor area becomes very unhealthy for you and your home.

Solutions

The two methods we know and use with great success are an extraction (and or inlet) fan or a ducted extraction fan system. Both systems are straight forward, relatively uncomplicated, inexpensive to run and are long term solutions.

Edmonds Eco Fan

This is a purpose built, rust and corrosion resistant motorized fan that is installed in the foundations of your home between the earth and the under side of the floor.

Principle

The principle behind this method is simple. The EcoFan extracts as much as 4000 litres of damp, stale, smelly air per minute and this air is then replaced by clean fresh air sucked in through the existing vents in the brickwork. One Ecofan is usually adequate for a normal family home but in some instances we will recommend two EcoFans. They are designed to work 24 hours per day, but the power cost will be less than $6.00 per year - great value! We also estimate the motors have a life of around 7 years.

Ducted Inline Fan Extraction System

Unlike the Ecofan this Inline Fan uses ducting to transfer/transport air throughout the subfloor area. The system is then ‘balanced’ by adding baffles, so the airflow can be regulated evenly throughout the entire length of ducting. The damp, stale air is sucked from all points within the subfloor area. Each project is unique so the design will depend on the building structure.

Commercial

In commercial situations, larger homes or areas where it's impractical to install EcoFans, an Inline Fan Extraction System is recommended.

Use the continuous drainage option. To keep your home fresh and dry while you are away for a period of time, all you need to do is attach a suitable size hose to drain the water from your dehumidifier down the floor waste in your bathroom or laundry or kitchen sink. The dehumidifier can keep on operating without the water container having to be emptied every day.

 
  • Unusually high humidity

levels or prolonged damp conditions are unhealthy for everyone, particularly for the very young and the very old. Mould and mildew will aggravate the respiratory system and will also increase the problems of allergies sufferers. Lower the humidity levels in your home and this will lower the levels of mould mildew and even rust.

 
    • Don’t forget your bedding
    and mattresses, as well as your leather shoes, belts handbags, and valuable clothing in the wardrobe can be damaged by mould and mildew. We recommend you regularly remove your blankets and sheets from your bed to allow your dehumidifier to extract all the excess moisture from your mattress and pillows.
 
  • Humidity and Condensation

Humidity levels over 70% will allow mould and mildew to “colonize” or grow on most natural and absorbent materials including leather, clothing, paper, paintings, electronics and many more surfaces in your home.   • Fresh Air and Sunshine

is best. After your new dehumidifier has been removing moisture from your home for about a week, start to increase the ventilation. Open windows and doors allowing sunshine in and fresh clean air to circulate into every room.
